Users Registration And User Profile Update
  1. Sign Up for a new user account and login.

  2. Update your profile at My Account>My Profile

  3. Select one of the profiles -- Landlord, Tenant, or Real Estate Agent/Negotiator

  4. Provide your personal details, company information

  5. Upload a photo of your NRIC or passport for verification purposes

  6. Real estate agents/negotiators are required to provide your REA/REN number and agency details

  7. Upload a photo of your REA/REN license or tag for verification purposes

  8. Once verified, you can list and bid for a property, and access to all features on the portal

  9. Each user can only have 1 valid user account

Landlord/Agents -- Before Listing A Property
  1. Rentlab.com.my requires all property listings to be complete, accurate and up to date

  2. Authorised representative and real estate agent/negotiator are required to obtain an instruction and authorisation letter from the property owner to list the property on his behalf.

Landlord/Agents -- Listing A Property
  1. Go to User>My Properties>Add Property

  2. Complete the required fields by providing up-to-date and honest description about the property, including full address, property details & conditions, surroundings, rental terms & conditions, and special requirements (if any)

  3. Upload actual and good quality photos, videos and/or 360° virtual tour photos as per guide lines available

  4. Upload property layout & floor plans, draft tenancy agreement, inventory list and other relevant documents (if any)

  5. Set minimum rent, the bidding start time and end time

  6. At the declaration section, upload a copy of the Authorisation & Instruction To List letter (Form RA-1), signed by the property owner, if you are the representative or property agent, listing on behalf of the property owner

Verification Logos For Your Property Listings
  1. Ownership Verified and Property Verified logos help boosts confident of potential tenants/bidders to your property listings. Better chances to get more offers or higher bids

  2. For ownership verification service, upload the following documents:
    a) Relevant pages of the Sales And Purchase Agreement (SPA) or property title
    b) Management service charge receipts
    c) Utilities bills (TNB, TM, Indah Water, Gas etc)
    d) Assessment and quit rent receipts

  3. For property verified service, our ListVerify team will conduct a site visit to your property to verify all information provided in your property listing

Tenants -- The Bidding Process
  1. Only verified users are allowed to bid

  2. Bidding starts from minimum rent as set by the landlord/agent

  3. Users can only submit offers/bids higher than the current highest bid offered

  4. Offers/bids submitted shall include other criteria/requests in the bidding form:
    a. Move in date
    b. Property usage
    c. Special terms and requests (if any)

  5. Users are advised to bid responsibly with genuine offers and within budget

At The End Of The Bidding Period
  1. The top 3 bids will have 48 hours to pay a consideration sum equivalent to 10% of the bid amount or RM500.00, whichever is higher

  2. Only qualified bids with paid consideration sum will be presented to the landlord

  3. Landlord to review and accept the most suitable offer within next 48 hours

  4. Landlord is not obliged to accept any of the offers, or the offer with the highest bid amount

  5. The consideration sum paid by the successful bidder will be accepted by the landlord as part payment to the total deposits as required by the Landlord

  6. Consideration sum paid by the unsuccessful bidder will be refunded in full without interest

  7. Detailed personal, property and offer information will be forwarded to both parties (landlord/agent and successful bidder) via the email registered

  8. Landlord and successful bidder proceed to execute the Tenancy Agreement

  9. Tenant to pay any balance deposits as agreed directly to the Landlord when executing the tenancy agreement

Landlord/Agents -- At The End Of The Bidding Period
  1. The landlord’s representative or agent/negotiator is responsible to update the property owner (Landlord) on the status of the bidding and to get Landlord’s decision timely

  2. Wait for 48 hours for the top 3 bids to pay the consideration sum , equivalent to 10% of the bid amount or RM500.00, whichever is higher

  3. Only bids with paid consideration sum are qualified and can be accepted

  4. Landlord to review carefully the offers/bids including the other terms/requests
    a. Move in date
    b. Property usage
    c. Special terms and requests (if any)

  5. Landlord to accept the most suitable offer within 48 hours after consideration sum paid

  6. The consideration sum paid by the successful bidder will be accepted as part payment to the total deposits for the rental of the property

  7. Tenant to pay any balance deposits as agreed directly to the Landlord when executing the tenancy agreement

  8. Detailed personal, property and offer information will be forwarded to both parties (landlord/agent and successful bidder) via the email registered

  9. Landlord and successful bidder proceed to execute the Tenancy Agreement

Our Service Charges
  1. Service charges for bidding platform (on successful basis)
    Charges : 10% of successful bid amount, or RM500.00, whichever is higher

  2. Ownership Verification Service
    Charges : Free of charge
